TRUST
If you are purchasing the property under your Trust, please provide our
office with your documents (i.e., Trust, any and all amendments to the Trust, and/or Certification of Trust).
CORPORATION
If you are purchasing the property under your corporation, please
provide our office with your documents (i.e., by-laws, any amendments, good standing letter (if out of state), and signing authority).
LLC
If you are purchasing the property under your limited liability company,
please provide our office with your documents (i.e., operating agreement, any amendments, good standing letter (if out of state), and signing authority).
NOT ATTENDING CLOSING
OPTIONS
Please notify our office as soon as possible if you
are unable to attending closing here at our office. We have a couple of different options you can choose from, ranging between $35-$485, depending on the type of transaction. Any and all fees will be paid at closing, reflected on your settlement statement/Closing Disclosure.
ADDING SOMEONE TO TITLE
Please notify our office as soon as possible if you
would like to include someone to title who is not included in your contract.
VESTING
How would you like to hold title?
Sole Member: Only one on loan (if applicable) and title.
Joint Tenants with Rights of Survivorship: Owners have equal share in the property and when one of the owners dies, the owner’s interest in the property automatically transfers the other owner without having to go through probate.
Tenants in Common: Owners have an “undivided interest” in the property and if one owner dies, their interest does NOT automatically transfer to the other owner. It will stay in the deceased owner’s estate and must be probated.
CONTINGENT CLOSING
If you are selling property and would like your proceeds to
be sent directly to our office towards your purchase, please provide us with the title company/law firm’s contact information so we can provide our wire instructions securely.
CASH TO CLOSE FUNDS
Pursuant to O.C.G.A 44-14-13, purchaser(s) funds exceeding
the amount of $5,000 must be a wire transfer only.
$0-$1,000 = personal check is fine
$1,001-$5,000 = Wire or certified check (cannot except personal check)
$5,001+ = Wire transfer only

If you are purchasing with a loan, please bring two forms of ID with you to closing (one must be a photo) as the lender may require this at closing. If you are purchasing all cash, please bring one photo ID. We highly recommend you bring a checkbook to closing in the event your final figure changes slightly.
Please contact your lender throughout the process to confirm you have provided everything you need (i.e., such as a bank statement, signing documents ahead of time, etc.), to keep closing on track.
